Free Refi on Your New Mortgage

July 31, 2024

There are few things that frustrate me more than buying something only to see the price drop a short time later. Those feelings of annoyance and disappointment can be greatly magnified when it involves what is likely your largest investment – your home. If interest rates drop shortly after you closed on your mortgage, your initial excitement with your home purchase could be replaced with regret.

With current home prices and mortgage rates, we understand the uncertainty many of our members are facing when it comes to buying a home. At Goldenwest Credit Union, we are committed to providing home-buying programs that bring peace of mind to our members. That is why I am excited to tell you about our exclusive “Free-Fi” promotion for secondary market mortgages. For a limited time, members who buy or refinance their homes with us can enjoy the option to refinance at no cost within the next three years. This offer is designed to provide flexibility and security to our members living in Utah’s and Idaho’s competitive housing markets.

How the Free-Fi Promotion Works

  1. Purchase or Refinance Today: Whether you are buying a new home or refinancing your current mortgage, you can take advantage of this promotion by securing your loan with Goldenwest or USU Credit Union.
  2. Make Six Payments: After your new mortgage is in place, make six consecutive on-time payments.
  3. Refinance Within Three Years with No Lender Fees: If interest rates drop within three years, you can refinance your secondary market mortgage once with us without incurring lender fees.

When to Consider Refinancing

I am often asked by members if there in an ideal time to refinance their mortgage. A good guideline is to wait for an interest rate reduction of at least 0.5% to 1%. Refinancing to a reduced rate not only decreases how much you are paying in interest, but it can also lower your monthly payment and/or eliminate the need for private mortgage insurance.

However, a drop in interest rates does not automatically mean refinancing is the best option for you. It is important to consider how long you plan to stay in your home, your current equity position, and the overall cost of obtaining a new mortgage. Thankfully, with our “Free-Fi” promotion, the worry of lender fees is eliminated if you refinance with Goldenwest within three years. This means that if mortgage rates drop, you could lower your rate through a free refinance, saving thousands on closing costs in addition to reducing your monthly payment.

We Have Your Home Loan

Goldenwest offers Conventional Mortgages with fixed-term options from 15- to 30-year terms. We also help members finance their homes with Adjustable Rate Mortgages, FHA Mortgages, VA Mortgages, and Rural Housing Loans. In addition, Goldenwest offers low-rate options for Jumbo Home Loans and Investment Property Loans. For current homeowners who are at least 62 years old and wish to convert the equity in their home into cash, we have Reverse Mortgage experts who will provide you with trusted advice to determine if a reverse mortgage is a practical option for you. Whatever your present circumstances, we are ready to assist you.

If building a home is in your future, we have you covered with the lowest rate on your financing. Construction Loans begin at 6.24% and Lot Loans are as low as 6.50%. Even better, when you are ready to build your home, half of the origination fee on your Goldenwest lot loan will be credited towards your Goldenwest construction loan.
